Tampa Bay buyers just gained $25,000 of leverage. 📊

New weekly data from Altos Research (via HomeJam): the typical asking price on Tampa Bay homes going under contract fell from $424,900 in July to $400,000 this week — a ~6% slide. In 2024 the same summer-to-fall move was about 1%, and last year it was zero. And 57% of Tampa Bay homes for sale are already priced below their original asking price.

Context: typical sale prices still hold steady near $368,000 (up 1.4% year over year) with 4.4 months of supply — a balanced market, not a crash. This is sellers meeting buyers where they are.

When asking prices drop $25,000 in three months, there's real room to negotiate. DM me "LEVERAGE" and I'll flag the homes with the most give before you tour them.

Appraisals are changing November 2 — here's what Tampa Bay buyers and sellers should know. 📊

Starting Nov 2, every new appraisal submitted to Fannie Mae / Freddie Mac on a conventional loan must use the redesigned UAD 3.6 report: more photos, standardized data, built-in quality ratings, and separate interior/exterior condition scores.

• The trigger is the SUBMISSION date — not the contract or inspection date
• Expect longer turn times during the transition
• Sellers: have these ready — water heater age, renovation history + materials, storm-resilient features, broadband availability
• It does NOT change what your home is worth — just how the report is built

Tampa Bay's luxury skyline is exploding — and the sales numbers behind this week's announcements say everything about demand:

• Pendry Tampa topped out at 38 floors on the Riverwalk — 218 hotel rooms + 190 condos (from $1.7M), opening 2027
• 80%+ of the residences are already sold: ~$400M banked before it even opens
• Kolter Urban filed plans Monday to replace St. Pete's 56-year-old Hilton Bayfront with two 44-story towers — $300M, 325 ultra-luxury condos
• Context: a Waldorf Astoria St. Pete penthouse just sold for a record $27M

Growth isn't just luxury: Berry Bay in Wimauma filed for 436 more homes (3,200-home buildout; Wimauma population +61% since 2020).

Tampa Bay buyers, this one's for you. 📊

Fresh numbers just dropped and they all point the same direction — this is a buyer's market right now:

• The 30-year fixed rate hit 7.40% this week (Freddie Mac) — the highest since November 2023
• 27.5% of Tampa Bay listings had a price reduction in September — more than 1 in 4 sellers, vs 20.8% nationally
• Median list price is down 6.6% from last year to $385,398 — one of the fastest drops of any major U.S. metro

Higher rates pushed some buyers to the sidelines, which means the buyers still shopping have real leverage: price cuts, closing-cost credits, rate buydowns.

My take: negotiate hard now, refinance later. You can always refinance when rates come down — you can't renegotiate the price.
