No, I am not making this up! Here are 5 weird Texas laws that are actually real.

๐Ÿ„ Do Not Milk Your Neighbor's Cow: In Texas, milking a cow that is not yours is considered theft. How dare you.

๐Ÿš˜ Wipers Without Windshields: Your car legally needs working windshield wipers, even if you do not have a windshield. I don't make the rules.

๐Ÿ’บ No Sitting on the Sidewalk: In Galveston, sitting on the sidewalk can get you a $500 fine. Even just to watch the waves?? ๐Ÿค”

๐Ÿ‘ƒ Watch Out in Elevators: In Port Arthur, it is against the law to let out obnoxious odors in an elevator. I'm on board with this actually.

The chandelier over the dining table? Gone.
The pendants in the kitchen? Gone.
The bathroom vanity lights? Gone.

Imagine finding out the seller swapped every custom fixture for cheap $8 replacements the night before closing.

In some places, buyers might have no legal options. But in Texas? That is not how it works. ๐Ÿ‘‡
In Texas, standard real estate contracts clearly state that anything permanently attached to the home is a "fixture." This includes hardwired lights, ceiling fans, and built-in appliances. They legally stay with the property unless they are clearly written in the "Exclusions" section of the contract.

If a seller takes a fixture without excluding it, they are breaking the contract!

But here is a very important detail. What about the fridge? The washer and dryer? The smart home hub?
Those are personal property. If you want them, you must use a special form called a Non Realty Items Addendum with your offer.

The lesson is simple. Never assume.
If you love a light fixture, make sure it is not on the exclusions list. If you want the fridge, put it in the addendum.

The contract is your protection. Once it is signed, the rules are locked in.

Nobody tells you that selling your house can change what you pay for Medicare. Most people only think about the cash they will make from the sale. Very few think about how that sale could make Medicare cost more later on.

If you are between 52 and 65, please pay attention.

Before you sell, ask yourself:
Could this extra money raise my future Medicare bills?
Should I wait a year to sell so I can keep more of my money? Am I freeing up cash for my life, or just buying another expensive house?

Here is the catch.
Medicare looks at your income from two years ago.
The money you report today can change your Medicare costs a couple of years from now.
You are very smart to think about your taxes and your daily life at the same time.

You want to make sure your move brings you freedom. It should not make your next chapter cost more.

This is also great for keeping track of your property tax reminders from your local appraisal district, like DCAD or TAD. The property tax protest deadline in Texas is usually May 15, so missing those emails can be costly.

I have two dogs, and I am constantly worried that I am nose blind to my own house!

If I walk into a home and immediately get hit with fragrance, I start wondering what smell existed before I opened the door.

1. Candles burning during a showing in the middle of the day. That is never random to me. This is especially true when every window in the house is still closed.

2. Cat litter boxes sitting in bathrooms or laundry rooms. People living there stop smelling it. Everyone else does not.

3. A strong bleach smell. A light, clean smell is one thing. When it smells like a public pool bathroom, I immediately assume something is being covered up.

4. Rugs covering specific spots in the house
Especially in bedrooms and living rooms. My time in real estate teaches you certain rugs are not there for design.

5. Rooms that smell humid even with the AC running
That damp smell usually tells me moisture has been there longer than the owner wants to admit.

6. Air freshener sprayed directly before people arrive
You can tell. Because instead of smelling fresh, the house smells like fragrance sitting on top of something stale.

You guys, people become nose blind to their own house. Pets. Moisture. Trash. Laundry. Cooking. Mildew.

Over time, your brain stops registering it.
I even heard a story about a lady who walked away from her absolute perfect dream home just because of the smell. It really makes that big of an impact.
The second someone notices a bad smell, they start wondering what else in the house has not been maintained properly too.
