Accokeek Center data center is back.

On April 22, about an hour before its public hearing, the applicant pulled the application from the agenda. It is now returning to the Planning Commission on Wednesday, August 26 at 6 PM.

It came back changed, but the fundamental problem remains: a major industrial project beside homes, seeking exceptions from new protections, with consequential environmental impacts still unresolved.

We remain opposed because:

• Stafford requires a 750-foot building setback. Accokeek is asking for 550 feet, and as little as 399 feet.

• The power line disappeared from the plans, NOT from the project’s needs. Earlier plans showed it cutting through the protected area near Accokeek Creek, which flows directly into Crow’s Nest Nature Preserve; now the problematic route is simply missing.

• Tree preservation and buffers being used to justify reduced setbacks can still change after approval. The applicant ultimately determines what happens.

• The property is designated Mixed Use–Commercial/Residential, not the County’s preferred Business & Industry location for data centers. The application’s rezone request does not conform to the County's Comprehensive Plan.

• What happens to Accokeek Creek does not stay there. It is already impaired, and impacts can move downstream toward the wetlands of Crow’s Nest Natural Area Preserve.
