Independent retailers are an essential part of every thriving downtown.

This Independent Retailer Month, thank the businesses that choose Main Street, serve their communities, and make downtown a place people want to explore.

If you watched everyone drive 90 miles an hour past a police officer who smiled and waved, you’d get the message that speeding is fine.

This is exactly what cities are telling property owners when they don’t enforce maintenance codes.

Green light. Do whatever you want. Nobody cares.

And then everyone acts surprised when nobody invests.

Money doesn’t flow into cities where property owners have no obligation to maintain what they own. The risk is too great. Why would anyone invest next to someone who can let their building rot with zero consequences?

Enforce your codes. Send the right message.

Your town is worth investing in. Start acting like it.

People will tell you nothing can be done about vacant property.

They’re wrong.

People will tell you it’s illegal to go after negligent property owners.

They’re misinformed and avoiding action. A thousand other towns have already done it legally.

People will tell you property rights protect the deadbeats.

They don’t. Every city and town is afforded by law the ability to dictate what gets built, how property is used, and how it is maintained. Property rights protect investors. Not the people destroying everyone else’s investment.

Stop accepting these excuses. Demand action. Be the squeaky wheel.

Your town deserves better than a council that shrugs and says nothing can be done.

Vacant property doesn’t just look bad.

It increases crime. Depresses property values. Diminishes the tax base. Repels investors, tenants, and tourists. Breeds apathy.

And here’s the part nobody wants to say out loud: there is absolutely no reason any community should ever suffer from it.

You have the legal authority to do something about it. Most towns just choose not to.

More to come this week.

Every city is chasing jobs and investment (growth).

Nobody’s chasing improvement (health).

But here’s what decades of this work has taught me, you can’t attract your way to a healthy town. You have to build your way there.

Make your town more beautiful. Raise your standards. Take care of what you have. Foster connection and pride.

The jobs and investment follow. They always do.

But they will never lead.
