We have received an influx of similar questions regarding updates happening at the Gateway at University Parkway. Below is a list of frequently asked questions with answers/additional information we can give at this time:
1) The new “Residents at The Gateway“ apartments are now under construction behind Panda Express/Bodyplex. This will be a new 390 unit development of luxury apartment living and townhomes
2) The Varsity is now OPEN!
3) Two new hotels are coming soon! More details to come.
4) Two new climate control warehouse projects are coming soon! More details to come.
5) A new Pulse Convenience Store with Car Wash is now under construction at Gateway Phase 2 ( At the corner of Harry McCarty and University Parkway).
6) A new Senior Living project is in the works, but has not been finalized yet. It will be located near the Gateway Gardens assisted living.
7) The Japanese Steakhouse that was planned for the Gateway is still in the works. They still own the lot but have not announced a start date yet. If that project reaches completion, it will be located at the corner of Exchange Boulevard and Gateway Drive.
8 ) Currently, there are only four other sites (approx. 11 ac) available or vacant at the Gateway, so our project is nearly sold out. However, it could take many years to see The Gateway completely built out. Commercial development sometimes moves at a very slow pace.
9) Gateway Phase 2: there are only two lots left at Gateway Phase 2, but both are sold. Those tenants will be announced at a later date, but they are not restaurants. That could change, but for now, there’s no final announcement as to what businesses will locate there.
10) The GDOT project: This is planned to go through Gateway phase 2 is still going to happen. The last update we were given was that they have pushed the start date back to 2025. However, Exchange Boulevard will eventually connect with Highway 11 near Bethlehem Christian Academy. A new roundabout is planned to be built at the intersection of Harry McCarty Rd. and Exchange Boulevard.
11) Kroger: we still have a lot of interest in Kroger coming to the Gateway. They were in fact once under contract with us around five years ago, but terminated their agreement due to pull backs nationwide with their construction efforts. Now, they are back in the market looking again, but unfortunately there’s just no land available that suits their needs. We are trying very hard to locate a site for Kroger. If they ever secure a site, we will be the first to let you know!
12) Old Chick-fil-A building: They have not announced any plans for that building. Many of you have likely heard rumors, but there is no deal secured there. They will likely be putting that property back on the market to house another restaurant or retailer. We will let you know if a new deal is secured.
Other Projects near The Gateway:
13) The Gateway partners also developed two sites that adjoin (to the north of) RaceTrac. The site that directly joins RaceTrac is going to be an urgent care center and it is currently under construction. The tenant for the remaining site next to the urgent care has not been announced yet, but an announcement should be coming by the early part of 2024.
14) The new Northeast Georgia Medical Center project is underway. They are now building their medical Plaza building with the new hospital following behind it at a later date. This project is on the east side of Highway 81 just a 1/2 mile south of 316.
15) The 70 acres project located behind Home Depot will be a mixed use project of townhomes/apartments with some retail at the corner of 81/Carl Bethlehem Rd. QT is planned for that corner.
