Belgravia Ace is an interesting one to look at if you’re considering a landed-style home but don’t want to go down the traditional landed route.

What I find interesting about the development is that it offers strata landed homes, giving buyers more space and privacy while still being part of a condominium development.

But with this type of property, I think the key question is not simply:

“Is the house big enough?”

It’s:

“Does the price make sense compared with actual landed alternatives?”

For buyers considering Belgravia Ace, I would look at:

• Price psf and overall quantum
• Land size and built-up space
• Number of bedrooms and layout efficiency
• Maintenance fees
• Freehold status
• Surrounding landed property prices
• Rental demand and potential yield
• Resale pool and future buyer profile

The freehold tenure and landed-style format are attractive, but buyers should also be aware that strata landed properties can behave differently from conventional landed homes when it comes to resale.

Personally, I think this is the type of property where comparing it against nearby resale landed homes is just as important as comparing it against other new launches.

It’s not just about buying more space.

It’s about understanding what you’re paying for and who your eventual buyer will be.

Lower mortgage rates, population growth and recent housing policy changes are expected to support Singapore’s residential property market in the second half of 2026, even as price growth moderates.

PropNex welcomes the removal of the 15-month wait-out period for eligible private homeowners purchasing non-subsidised HDB resale flats.

The timely move will facilitate greater housing mobility, particularly for families looking to right-size their homes as their needs and circumstances evolve.

Revisions to the Additional Buyer’s Stamp Duty regime will also give developers a longer runway for qualifying large-scale en bloc redevelopment projects, potentially supporting the rejuvenation of ageing estates and encouraging the more intensive use of well-located land.
