Binili niya rin yung daily hassle na kasama sa location.

Inner Lot Problems They Don’t Tell You:

🚫 Walang maayos na parking.
→ Kung meron man, motor lang ang kasya.

→ Sobrang sikip, isang maling parking, wala nang makadaan.

🚫 Kapag kapitbahay mo walang parking, ikaw ang mag-aadjust.
→ Di ka makalabas. Di ka makapasok.

→ Lalo na pag gabi, stress na naman.

🚫 Zero privacy.
→ Kaunting ingay, magkakarinigan agad.

And here’s the truth:

Sa simula, tuwang-tuwa siya.

Approved ang housing loan.

Monthly looks affordable.

But here’s what no one told her:

For the first half ng loan niya, halos interest lang ang binabayaran niya.

Meaning:

~ Akala niya nababawasan utang niya… pero hindi pa talaga.

~ Akala niya, napupunta sa unit niya.. pero ang totoo, kinikita muna ng bangko.

Here’s the catch:

Kung may extra ₱2k–₱5k ka every month…

Hindi yan basta-basta napupunta sa principal

…maliban na lang kung:

📌 Mag-request ka sa bank

📌 At ang ibabayad mong dagdag ay at least one full amortization

Bakit importanteng gawin to?

✔ Bumibilis ang loan payoff

✔ Bumababa ang total interest

✔ Mas maaga kang magiging “fully paid”

Don't get me wrong..

Loans are powerful.. leverage siya.

But only if you understand how the bank earns from you.

And I could hear it in her voice.

The worry.

The shame.

The fear of asking the wrong question.

She was a first-time investor.

First-generation OFW na gusto sanang magka-condo.

Pero nung sinend na sa kanya yung 25-page contract?

Tahimik na lang siya.

Kasi sabi ng iba: “Basta may lawyer, okay na yan.”

But here’s the thing no one tells you..

Lawyers protect the transaction.

I protect you.

I went line by line.

BIR taxes.

SPA.

Transfer process.

What “assignability” means.

That one line from Rich Dad Poor Dad changed everything for me.

It’s the truth nobody teaches us.

Here’s what that really means, especially here in the Philippines:

EMPLOYEE:

→ Earns salary

→ Gets taxed up to 30-37%

→ What’s left? Yun ang pang-gastos, savings, investments

REAL ESTATE INVESTOR:

→ Collects rent

→ Deducts all expenses (mortgage, repairs, taxes, etc.)

→ Only pays tax sa natitirang profit

Sino ngayon ang may mas maraming cash working for them all year?

Not the one working 9 to 5.

But the investor who understands the order of money flow.

That’s what she said at the start.

Because the focus is always on the mortgage or installment plan.

But here’s what she forget to include in the equation:

📌 Monthly Association Dues
→ ₱1,500 to ₱3,500/month, kahit walang nakatira.
→ You’re paying for amenities you don’t even use.

📌 TCT Transfer Fees
→ Add ₱100K–₱200K+ depending on total contract price.
→ That’s on top of what you already paid the developer.
→ If you don’t pay this? You don’t own the land.

📌 Renovation or Turnover Fixes
→ Basic lang ang handover condition.
→ No cabinets. No paint. No AC. No lights.

📌 Vacancy Period
→ Kahit walang umuupa, bayad ka pa rin monthly.
→ For 6 months? 1 year? What’s your plan?

So here’s the truth:

If your computation only includes the unit price, you're doing it wrong.

Before you say yes to any deal,
do this:

✅ Add the monthly dues
✅ Add the transfer taxes
✅ Add the time it’ll take before income comes in

Then ask:
“Am I still okay with this investment?”

If the answer is no, walk away while you still can.

No downpayment. ₱20K move-in lang.

House and lot in Cavite.. pandemic times.

Parang sayang kung hindi niya kunin, diba?

So she did.

Signed the papers.

Started paying the mortgage.

Fast forward 5 years…

And now she don’t even know what to do with it.

She moved to Australia.

Wala namang nakatira sa bahay.

Bare pa rin, never niya nang naasikaso.

No plans of going back.

Tried to rent it out to a small business before.

Pero ang rent?

Way less than her monthly dues.

And now, she's stuck with a house she doesn’t use.

Na hindi niya maibenta,

Na hindi rin talaga kumikita.

Pero ang totoo?

Nanghihinayang siya.

Sa years ng hulog.

And bec she already started it.

But when she ask herself:
"Kung bibigyan ako ng clean slate today…
Bibili pa ba ako ulit ng ganitong property?"

Her answer?

Hindi.

✘ Walang signal sa area.
✘ ₱150 ang trike kung wala kang sasakyan.
✘ Sobrang dami nang units, halos naging squatter-like na ang vibe.
✘ Mas madali pang kumuha ng bago kesa ituloy.

Here's what she realized:

Cheap doesn’t always mean good deal.

And emotion is expensive when it’s disguised as “investment.”

So if you’re an OFW thinking about getting your first property...

Wag mo lang isipin ang presyo.

Isipin mo rin:
→ Sino ang titira dito?
→ Kumusta ang access sa area?
→ May rental potential ba, o magiging tambak lang siya?

Some properties earn.

Some properties just weigh you down.

Visited the showroom.

Spoke to the agents.

Asked for documents.

They showed her papers: permits, contracts, something that proved they had the right to sell.

But there was one thing missing.

A License to Sell.

At the time, she didn’t even know that mattered.

Now, she’s halfway through the payments.

And the unit?

Still no title transfer.

Still no progress.

And worst of all…

She asked to pull out.

But the refund?

Delayed.
Deflected.
“Pina-follow up pa po namin,” sabi ng agent.

Every week, another excuse.

This is what happens when the paperwork looks official…

But the one document that actually protects you is missing.

The developer knew what they were doing.

She didn’t.

And that’s not her fault.

Most buyers don't learn this, until they’re already stuck.

So here’s the brutal truth:

~ No License to Sell = No legal right to take your money
~ If the title can’t be transferred, you don’t own anything
~ Refund is not guaranteed unless it's in the contract, and even then, good luck enforcing it

And if you’re not checking that before you pay…

You’re not buying a property.

You’re buying a problem.

Super excited sila nung makita nila yung model unit. Bagong tayo, malinis, at mukhang perfect na simula para sa pamilya nila.

Bilang OFW, sobrang proud nilang naipundar ito. Para talaga ito sa kinabukasan ng anak nila. They could already imagine birthdays, Christmases, and lazy Sundays in that house. They sent their hard-earned money home, confident that their dream was being built.

Nung nagkababy na sila, dun na nagsimula ang mga problema. May tumawag na from the developer's office. May kulang daw na papeles. Biglaan. May deadline. One week to comply, or else. The tone wasn't helpful, it was threatening. Parang sinadya talagang ipitin sila.

The couple was confused and terrified. They were abroad, feeling helpless, while their dream home was being held hostage.

Akala nila, sila ang may problema. Baka hindi lang talaga complete ang requirements. They tried to comply, nagpa-downgrade pa nga ng unit type para lang gumaan ang bayarin. Pero nung humingi na sila ng kopya ng titulo para ma-process sa banko, doon nila nalaman ang katotohanan: naka-Mother Title pala ang buong subdivision at nakasangla pa sa bangko!

Bawal pala iyon ibenta. Grabe yung panghihina na naramdaman nila. They weren't just facing a delay, they were fighting an illegal sale. An invisible enemy made of paper.

The biggest lesson they learned?

Due diligence is NON-NEGOTIABLE.

Hindi sapat ang magandang brochure o pangako lang ng agent.

As an OFW investor, you have to go the extra mile:

1/ Humingi ng kopya ng titulo bago mag-down payment.

2/ I-verify sa Registry of Deeds kung malinis at walang problema ang titulo.

3/ I-research ang developer at tingnan ang track record nila.

Their struggle was against an invisible enemy, but it was a fight they could have avoided with the right information.

If you're an OFW na nagpa-planong bumili ng property, let this be your warning. Protect your investment.

Your hard work deserves security, not stress.

Ask the hard questions. Huwag matakot mag-verify, because it's your right.

Your dream home should be a blessing, not a burden.

The “Too Good to Be True” Tagline Every OFW Must Memorize

You’ll hear it on Viber.

In your inbox.

From agent friends and sweet-talking sellers.

At first, it sounds exciting.

But it’s actually the start of a scam.

Here are the most dangerous phrases I’ve seen used on OFWs:

⚠️ “No requirements needed. We’ll handle everything for you.”

→ Sounds helpful.

→ Actually: No paperwork = no protection.

⚠️ “Reserve now — last 2 units na lang!”

→ Pressure tactics 101.

→ If it’s that good, it won’t need urgency tricks.

⚠️ “No downpayment, ₱4K/month lang for a condo in BGC!”

→ BGC? ₱4K?

→ Not a deal. It’s a setup.

⚠️ “Guaranteed ROI of 10%!”

→ Nothing is guaranteed. Especially in property.

→ If it’s guaranteed, ask: “In writing? Signed by the developer?” Watch them panic.

Memorize these lines.

Because losing your savings is more expensive than being skeptical.

The more you know, the less you lose.

Stay sharp.

Stay protected.
