1. Watch out for unrealistic deal,
2. Dont be greed (buying gov low/medium cost property?! Really?!)
3. Buy from reputable developer
4. Buy completed property, inspect the unit yourself
5. Get a small portion of loan, even though you can afford buying cash literally just let the bank do your lazy bum some due diligence for you
6. Visit developer office, at least
