ESTIMATED COST OF CONSTRUCTION IN KENYA-FLATS.

To get the estimated cost of construction for flats in Kenya, we will first need to identify the target market.
The target market is divided into 3 classes
1. High income earners
2. Middle income earners
3. Low income earners.

High income earners:

Projects in this range are located in areas such as Hurlingham, Kileleshwa, Lavington e.t.c
The land location must be in a very prime area, near a tarmac road and in close proximity to CBD.
Construction cost is estimated at a minimum of KES 35,000 per square meter.
The house size is mainly 2 ,3 and 4 bedroomed, with a minimum size of 100 m2.
The two bedroomed unit will cost approximately KES 3.5m to construct.

Middle income earners:

Projects targeting this range are located in areas such as Umoja, Kitengela, Ngong, Kikuyu, Ruiru. Etc
Generally, the areas are located around 25 to 40 km from CBD and are in close proximity to tarmac roads.
The house size is mainly 1 and 2 bedroomed with a floor plinth area of approximately 35m2 for the 1 bedroomed and 60m2 for the 2 bedroomed.
The average construction cost per square meter for this type is KES 25,000.
The 2 bedroomed unit will cost approximately KES 1.5m to construct.

Low Income earners:

Projects targeting this category of people are located in Kayole, Ruai, and in most towns at a distance of over 1 km from the main tarmac road.
The house type is mainly single and double rooms, self contained or sharing a communal bathroom facility.
The construction cost is approximately KES 20,000 per square meter.
A double room of 25 m2 will cost KES 500,000 to construct.

CONSTRUCTION COST ESTIMATES BREAKDOWN

The construction cost estimates include labor, materials and professional fees.
The actual cost of construction is derived from the actual agreement that the land owner has with a building contractor. This amount varies from contractor to contractor depending on several factors.

PROFESSIONAL SERVICES.

Professional fees are constant and are set by the Kenyan Laws.
Chapter 525 of the laws of Kenya guide Architectural and Quantity Surveying Services.
Chapter 530 of the Laws of Kenya guide Structural, Civil, Mechanical and Electrical services.
Architectural fees are charged at 6% of the total cost of construction.
Quantity Surveying fees are at 3% of the total cost of construction.
Engineering fees vary between 1.5% to 3% depending on the complexity of involvement.

EXAMPLE

6 units on 0.5 acre plot in Kiambaa, Kiambu county.
The best target for this region is the Middle income earning class.
Therefore, the 6 units will cost 6 units x 60m2 x KES 25,000=KES 9,000,000.00.
The Architectural fees for full service from design until construction supervision to completion will be 6% x KES 9,000,000=KES 540,000.

LEARNING FACTS
MASONRY/ PERIMETER WALL FENCING.

Wall height can vary between a minimum of 2.1 meters to a maximum of 2.8 m high.
Wall finishes can vary between low cost, middle cost and high cost finishes.

LOW COST WALL FINISHES.
This is a wall that comprises of masonry stone walling, machine cut dressed, without any pattern. This is done without a coping at the top and without any keying.
A square meter of masonry walling is estimated at KES 800 . This cost is derived as follows:
The cost of a machine cut stone delivered around Nairobi is KES 55. A meter squared has 13 stones.
This totals to KES 715. Add 10% for labour and joining cement mortar. This brings to approximately KES 800 per m2.
A good example is the walling commonly seen in low income areas such as Dandora and Kayole.

MIDDLE COST FINISHES.
This characterizes a wall that is made up of masonry machine cut or hand dressed stone, laid carefully with impressive workmanship. It comprises keying and masonry coping at the top. A touch of pattern is also included such as alternating stones of a different colour.
A good example is the walling commonly seen around Kitengela, Ngong and Ongata Rongai areas.
This is estimated at KES 1200 per m2.

HIGH COST FINISHES.
This comprises of hand-dressed masonry walling that is carefully patterned. Designs such as zero-jointing characterize this finish. Intricate indented patterns are also common with this type of finish.
A good example is the masonry walling located opposite Gertrude Children’s hospital in Muthaiga.
This is estimated at KES 2000 per m2.

FOUNDATION.
The average depth of a wall foundation is 1 m . This varies from region to region depending on how deed the stable ground is. Some grounds will only require a few centimeters of depth while others require many meters.
The foundation can be constructed using Reinforced Concrete base. This is expensive since the price of cement and steel is high.
I have developed a method whereby the Reinforced concrete is substituted with two layers of masonry walling laid across each other. This saves costs.

WALL SUPPORT.
Every 3 meters should be braced with either masonry walling or Reinforced concrete columns.
Masonry walling offers a more cost-effective option as a support.

This is CISTERMISER IRC VALVE, an electronic gadget connected to a urinal cistern in the male's wash room.

The Infrared Urinal Flush Control (IRC) valve automatically manages the supply of water to a urinal cistern. It has a PIR sensor that detects movement and activates the solenoid valve, allowing water into a urinal cistern.
This reduces water consumption by up to 80%
How it works
The Infrared Urinal Flush Control (IRC) consists of a solenoid valve and the sensor module.
When the IRC detects movement in the washroom, a pulse from the sensor opens the normally-closed solenoid valve and water flows to the cistern; at the same time the sensor is switched off.
After 25 minutes the power is restored to the sensor and, as long as no movement is detected for 5 minutes, the solenoid valve closes, shutting off the water supply to the cistern.

2.Can be concealed to reduce the risk of vandalism
3.Battery or mains powered (no external transformer required). IRC can use batteries as back-
up power to mains supply if required.
