Big news for Irish homeowners — but planning-exempt does not mean compliance-free.

Ireland’s updated planning exemptions have created a major opportunity for qualifying rear-garden modular dwellings.

Under the new Class 3A route, a detached auxiliary dwelling in the rear garden of a principal house may be exempt from planning permission where the conditions are met.

That could open the door for homeowners looking at:

family accommodation
independent living space
rear-garden modular dwelling options
long-term household flexibility
better use of existing residential plots

But this is not a free-for-all.

The building still needs to be properly specified, designed and checked.

Key points include:

floor area must fall within the permitted Class 3A range
the unit must be in the rear garden of the principal house
the main house must be the owner’s sole or main residence
Building Regulations and Building Control requirements still apply
fire safety, structure, insulation, ventilation, drainage and services still matter
