That's why we don't approach every floor in exactly the same way.

An older floor may have already been sanded several times. Another might only have surface wear that doesn't require particularly aggressive sanding.

Sanding can completely change the appearance of a tired wooden floor, but it isn't about simply removing as much timber as possible.

A sanding process removes the existing finish and a controlled amount of the timber beneath it. How much can safely be removed depends on the floor itself.

Things we look at include:

• The condition and thickness of the boards
• How many times the floor may have been sanded previously
• How deep the scratches, wear or damage actually are
• Whether the boards have enough timber remaining for another sanding
• Whether there are areas that need a different approach

This is particularly important with older floors. A floor that looks heavily worn doesn't automatically mean it needs an aggressive sanding.

Sometimes the right answer is to remove only what is necessary and preserve as much of the original timber as possible.

Good floor restoration starts with knowing where the limit is.
