2 weeks on site now and a quick update of what we have been doing. Most of the ground floor studs have now been built, new insulation fitted and plaster board fitted ready to be skimmed over the weekend. 90% of first fix electrics now wired including the new fire alarm system. Plumber is well ahead. Next week we will begin work on the first floor.
4 weeks to go on this project. Let’s see if I meet the deadline.

5 days on site now. We have done a lot of work. It’s been non stop. House is already taking shape. This is what I love about a refurb without needing planing. It moves fast! Give it another 2 weeks and see the difference.

New project starting Monday.
6 bed HMO all ensuite. I’ve already agreed a let on this house £3900 pcm plus bills on a 3 year deal. I just need to convert the house now over the next 6 weeks and keep within the budget!! Found this property on Rightmove and offered on it within hours of it coming to market. Boom they took the offer and 5 weeks later I’m getting the keys.

Purchased for £295k
Legals and stamp £22k
Renovation works £85k
Bridging loan costs/interest £25k
Total £427k

The aim is a 9% yeild commercial value at £525k so a little under £100k of added value in 6 weeks and a £1900 profit per month from the rent. Brought in a Ltd company so most of the associated costs can be claimed as a directors loan, so no tax due on this rental income for around 4 years.

FB lighting is now 10 years old. What a decade it’s been!

In this new short video I explain how I started my own lighting company and what projects and lights I have made since I launched the brand.

Over the last 6 weeks I’ve been busy getting the garden finished for summer and my daughter’s 5th birthday.

One of my favourite lights and such an effective way to add a low level layer of lighting to your home.

Minimalist plasterer in rectangle inset lights. Each one takes a GU10 LED which is replaceable. I’ve fitted a sexy dim to warm LED. This din down to produce a charming and inviting amber glow of light. Closely replicating the colour temperature you see in an open fire. Ideal at night. And great to leave on in the background of your watching a film or enjoying a drink with friends.

Bespoke 15 drop large pendant light. If you have a big hallway and a feature stairway with a high ceiling and statement window view into the house, you will want a gorgeous light fitting. Buying something off the shelf often isn’t an option, the lights are not big enough. This 15 drop light has a 6 metre drop. It’s handmade in the UK and comes with LED dimmable squirrel cage lamps.

They take 6-8 weeks to build and cosy £3250 inc vat and free UK delivery. If you want a bespoke custom made light for your project, please get in touch.
