Your Professional Guide Before Buying in the North Coast
1. You must visit the North Coast yourself
First and foremost, visit the North Coast in person. Go and see the compounds for yourself.
2. How do we measure the kilometer marks on the coast?
The coastal road from Alexandria to Marsa Matrouh is 280 km long. Each project is measured based on its distance from Alexandria, not Matrouh.
Example: Marassi is at kilometer 125, meaning it's 125 km from Alexandria.
3. North Coast area divisions:
Old North Coast: From km 30 to 95 – from Agamy to just before Marina (not currently for sale).
Marina: From km 95 to 107 – an older city that was a trend from 2007 to 2015.
New Alamein: From km 107 to 120 – a modern city, but not the focus right now.
Sidi Abdelrahman: From km 120 to 150 – the current hotspot during the season (includes: Marassi, Hacienda, Telal, Amwaj, etc.).
Dabaa: From km 150 to the start of Ras El Hekma – many projects were canceled due to the nuclear plant.
Fouka & Ras El Hekma: From km 180 to 220 – the beginning of the New North Coast, and this will be the main focus for the next 10 years.
4. New Ras El Hekma:
It’s 99% expected that the announcement of the new city “Ras El Hekma” will be made within the next 2 to 3 years, similar to the “New Alamein” model.
5. Sidi Heneish:
The most beautiful sea in Egypt! The water is lighter in color, no rocks, calm and peaceful – not as crowded as Ras El Hekma
