Thinking of buying land in Cyprus?
Not all plots are created equal.
Before you build anything, you MUST understand the zoning system — because it defines what you can (and cannot) do with your land.
Here’s a simple breakdown of the main planning zones in Cyprus:
🏡 H — Residential Zones
These are the most straightforward for building homes.
Building coverage: ~20% – 90% (depends on zone like H2, H3, etc.)
Allowed: houses, apartments, residential complexes
Best for: living, renting, long-term investment
👉 The higher the percentage, the more you can build.
🌿 Ka — Agricultural Zones
Designed for farming and rural use.
Building coverage: ~10% (sometimes less)
Allowed: small house + agricultural buildings
Plot size matters (often 4,000 m²+)
⚠️ Important: You usually cannot build freely here.
🌲 Da — Protected Zones
Nature, forests, environmental protection.
Building coverage: ~1% – 10%
Allowed: very limited or no construction
🚫 In many cases — building is restricted or prohibited.
🏖 T — Tourist Zones
Prime coastal and resort areas.
Building coverage: ~20% – 30%
Allowed: hotels, villas, tourist developments
💰 High investment potential — but strict regulations.
🏝 Ββ — Resort / Holiday Zones
Similar to tourist zones but more specific.
Building coverage: ~20% – 30%
Allowed: resorts, holiday homes, serviced units
👉 Often used for organized developments.
🏢 E — Special Use Zones
For infrastructure and public services.
Building coverage: ~15% – 50%
Allowed: schools, hospitals, sports facilities, etc.
Not typically for private residential projects.
⚠️ Important to know:
“Coverage” ≠ total buildable area (there’s also density, floors, height limits)
Rules change depending on the exact zone code (H2 ≠ H6)
