A Little Clarification From Ultrasoft

I’ve been away in Brisbane for the past week and came across some interesting information while I was there. It made me realise it was probably time for a little clarification.

I’ve been biting my tongue about some of these things since 2020.

Over the years, we have watched claims made about products, equipment and cleaning methods that simply don't stand up when you look closely. We've seen products misrepresented in relation to their country of origin, equipment performance exaggerated, and some claims that are genuinely amusing to anyone with even a basic understanding of the subject.

We've also seen product labelling practices that concern us. Some products have appeared with older-style labels rather than newer labels carrying the required health and safety warnings. The people purchasing these products and using them deserve clear, accurate and visible information about what they are handling so they can protect themselves, their employees and their customers.

We've also heard some truly remarkable stories about ourselves. Some of the people behind those stories were also instrumental in making sure our voice was silenced within parts of the industry.

So seeing some of those same people now attempting to mimic Ultrasoft, or at least borrow heavily from the language and concepts we developed, deserves a little attention.

Over the years, we have watched Ultrasoft develop from an idea into a complete system. Along the way, we have also watched our terminology, concepts, marketing language and even some of our approaches appear in other businesses and supplier offerings.
Some of the people now promoting remarkably familiar ideas were once some of the most vocal critics of what we were doing.

Some wanted to join us, some wanted to know how we did things, and others wanted access to our products, equipment, knowledge and processes. When they couldn't become part of Ultrasoft, some chose to create their own version.

The problem is, you can copy the language without understanding the system behind it.

We have watched businesses and suppliers that once proudly promoted using ten times the chlorine levels we were using suddenly appear to have discovered the secret to low-chemical cleaning almost overnight. Yet the products they sell haven't fundamentally changed, the equipment hasn't changed, and the underlying process hasn't changed.

Only the marketing has.
That's not innovation. That's mimicry.

And this isn't limited to cleaning operators. We've seen suppliers adopt terminology and concepts that sound remarkably familiar while continuing to sell the same chemistry and equipment they always have.

We've also had national franchise businesses attempting to find out how Ultrasoft works, along with people approaching us under false pretences in an attempt to extract information about our system. We've even had individuals representing other suppliers pretend to be frustrated with their current employment, hoping we would share information that could then be taken back and used to claim expertise in something they had little or no experience developing themselves.

We learned a long time ago that not everything needs to be shared.

Ultrasoft represents years of development, testing, refinement, equipment development, chemistry development, field experience and accumulated knowledge. There is a reason we protect it.

Ultrasoft Isn’t Something You Just Buy

We don't offer Ultrasoft to just anyone.
Our foundation licensees took a genuine leap of faith in us. In the early days, they benefited from significantly lower annual licence fees and startup costs because we valued their commitment and trusted them to help build the foundation of the Ultrasoft network.

We will always appreciate the people who backed us when the path ahead was far less certain.

Interestingly, some people at the time questioned why anyone would pay for our products, with comments along the lines of “I'm not paying for soap.” Those comments highlighted something much bigger about the industry — the belief that the soap or chemical itself was the golden goose.
It isn't.

Chemistry can be an important part of the process, but it is only the tip of the iceberg.

The real value sits in understanding why a particular chemistry is being used, how it interacts with different surfaces, how it should be applied, what equipment should deliver it, how much is actually required, how the surface responds, when to change the approach, and how everything works together to achieve the desired result without unnecessary damage.

This misunderstanding is also reflected in the increasing use of stronger chemicals by some operators and suppliers, including the addition of sodium hydroxide or caustic-based products into cleaning solutions.

The question we always ask is simple:
Is stronger always better?
Would you use a paint stripper on a painted house simply because it removes dirt faster?
Of course not.

Painted surfaces, coatings and building materials require care and understanding, not just more aggressive chemistry.
Another area customers should be aware of is the increasing use of neutralisers and powerful post-wash fragrances and colognes after exterior cleaning.

These products are designed to hide the use of a strong chlorinated mix, they can leave a long-lasting scent after a clean. However, customers need to understand that a heavy fragrance can also mask the chemical odours associated with higher chlorine cleaning mixes.

A strong perfume-like smell after a wash is not proof of a safer or better cleaning process.

The true measure of a professional cleaning system is not how impressive the property smells immediately after the job. It is the knowledge behind the process — understanding the surface, selecting the appropriate chemistry, using the correct concentration, applying it correctly, and protecting the property long after the initial clean.

Customers deserve transparency.
A fragrance should enhance a cleaning experience, not distract from understanding what has actually been applied to their home.

The product is only one part of the system.
The knowledge behind choosing, mixing and applying that product is what determines whether you are protecting a property or slowly damaging it.

Today, joining Ultrasoft requires a significant financial commitment and substantial startup investment. But that investment isn't simply the price of buying equipment or buying soap.

Unlike suppliers who assemble a skid of components, add a margin and send an operator on their way, we provide a complete system — equipment, chemistry, training, business structure, marketing, ongoing support, knowledge and processes.

Money alone isn't enough.
Potential operators must meet strict characteristics and standards before we will even consider them.
We are looking for the right attitude, professionalism, willingness to learn, commitment to the system and understanding of what it means to represent the Ultrasoft name.

We aren't trying to put an Ultrasoft system in every operator's hands or trying to build a massive network.

We are building a network of professionals who understand why the system works — not simply how to turn it on.

There is a huge difference between buying equipment, buying chemicals and becoming part of a complete business system.
We don't sell a skid. We don't sell a bottle of soap and call it a system. We build businesses, develop operators and support our licensees.

You can copy the words. You can copy the colours. You can copy the marketing. But you cannot copy years of knowledge, development and experience.

Something can sound like Ultrasoft and still be very much traditional softwashing underneath.

Responsible Chemistry isn't a marketing phrase. It's a standard.

Sodium Hydroxide (Caustic Soda)

What homeowners should know
Many homeowners have never heard of sodium hydroxide, also known as caustic soda.

Yet it is becoming an increasingly common additive in some softwash mixes and exterior cleaning products, especially for roof cleaning.

So, what does it do?
Sodium hydroxide is a highly alkaline chemical used in products such as heavy-duty degreasers, drain cleaners and industrial cleaning solutions. It is very effective at breaking down grease and stubborn contaminants, but its strength also means it must be used with a high level of understanding.

The question is not simply:
Does it clean? it certainly does!!

The question is:
Is it the right chemical for the surface being cleaned?

There is often confusion between liquid chlorine (sodium hypochlorite) and sodium hydroxide (caustic soda).
Commercial chlorine can contain a small amount of sodium hydroxide as a stabiliser during manufacturing. This is very different from deliberately adding additional caustic to increase the strength of a cleaning mix.

We never use sodium hydroxide for domestic house washing or roof cleaning.

One of the biggest challenges in today's cleaning industry is that chemical knowledge is often being diluted by social media trends. Many new operators purchase equipment and are recommended products without fully understanding their chemistry, limitations, or long-term impact on different surfaces.

Before allowing any chemical to be used on your property, ask:
✔ What chemicals are being used?
✔ Does the product contain sodium hydroxide (caustic soda)?
✔ Why is it needed for my home?
✔ Is it recommended for my specific surface?

Professional cleaning is not about using the strongest chemical.
It is about understanding the right chemistry, for the right surface, at the right application.

A pressure washer alone doesn't make a professional.

We came across this driveway last week that had recently been cleaned (4-5 months), and it highlighted something we often talk about. The finish was uneven, with visible stripes and lap marks—similar to the look of a lawn that has been mowed with one blade missing. It's a common result when the fundamentals of concrete cleaning haven't yet been mastered.

Professional concrete cleaning is about far more than owning the equipment. It takes training, experience, the right technique and an understanding of how different surfaces respond to pressure and water flow. When those skills come together, the result is a clean, consistent finish without stripes, patchy areas or missed sections.

Earlier this year we considered running The Basics of Cleaning Course to help raise industry standards. There was plenty of interest, including enquiries from operators across North Queensland, from Innisfail through to Bowen. As the enquiries grew, we realised many were businesses operating in areas where our own licensees work, so we decided to keep our training focused on supporting our own network.

The reality is that pressure washers and trailers are easier than ever to buy, but experience still can't be purchased. Without proper training, results like this become far more common.

Another thing worth remembering is that the initial result isn't always the measure of a professional job—time is. A driveway might look clean on the day it's finished, but how evenly it was cleaned, whether the surface was damaged, how long it stays clean, and whether the contractor stands behind their work are the things that really matter.

It's also one of the reasons we believe online reviews don't always tell the full story. Most reviews are written within hours or days of a job being completed, long before the customer knows how well the work has held up over the following months.

Today's house wash in Trinity Park certainly wasn't our most challenging job, but it perfectly demonstrates why regular maintenance is so important. A home doesn't have to be covered in dark organic growth to benefit from a professional wash. Preventative maintenance is one of the best ways to protect your investment.

The home had a light film that naturally builds up in our tropical climate. The soffits and patio ceilings had a coating of organics, the sides and rear patio were covered in moth eggs, while months of dust and gecko droppings had accumulated on the window sills. Even the flyscreens were caked in dust.

The patio ceilings also showed signs of an attempted clean in the past. Circular water marks remained where droplets had dried, with organic growth continuing to grow in and around those spots. Simply wetting a surface or giving it a quick rinse doesn't remove the contamination causing the staining.

The tiled areas received a deep soaking clean to lift embedded dirt and organic build-up, restoring their appearance without excessive pressure.

Using just **1 litre of chlorine and 1 litre of our biodegradable Ultrasoft surfactant**, the entire home cleaned up beautifully.

As this is a rental investment, it's a great reminder that regular maintenance is far more affordable than waiting until a property falls into a poor state of repair. Keeping a home clean protects paintwork and finishes, helps identify maintenance issues early, and avoids paying for both a more intensive clean and costly repairs later.

The cheapest "rental clean" isn't always the best value. A professional clean treats the organic growth rather than simply making it look better for inspection day, helping protect the property for both the owner and future tenants.

Safe... Eco-Friendly... or Just Better Marketing?

The words "safe" and "eco-friendly" are becoming increasingly common in the exterior cleaning industry. Most of the time, those claims are based on a biodegradable detergent. While biodegradable detergents are certainly a positive, we believe they're only one piece of a much bigger picture.

At Ultrasoft, we don't judge a cleaning system by one ingredient. We judge it by its total chemical footprint. That means looking at everything involved in the cleaning process—not just the detergent, but the chlorine, any neutralisers, masking fragrances, caustic additives and every other product introduced onto your home and into the surrounding environment.

When we first started washing homes with a dedicated softwash system we cleaned the same way many others did. Some house washes required up to 45 litres of chlorine, and at the time that was simply accepted as part of the job. But we couldn't ignore what we were seeing. Higher chemical use often meant greater potential impact on surrounding gardens, wildlife, building materials and, after a long day, ourselves.

So instead of asking, "What else can we add?", we started asking a different question: "What can we eliminate?" That question became the foundation of the Ultrasoft System.

After years of research, testing and refinement, we've reduced our chlorine use to as little as 1 litre on some homes, with our average house wash using around 2 litres. We achieved that not by compromising on results, but by redesigning the entire cleaning system so it simply requires less chemistry.

Our philosophy is straightforward. If a cleaning system relies on high chlorine levels, followed by neutralisers to counteract the chlorine, fragrances to mask the odour, or additional chemicals to compensate for the limitations of the process, we don't believe that's reducing the environmental footprint. From our perspective, every additional product contributes to the overall chemical load.

That's why we call our approach Responsible Chemistry. To us, the question isn't whether one ingredient is biodegradable or whether one product is labelled "safe." The question is how much chemistry is actually required to achieve the result. We believe the most responsible cleaning system is the one that delivers exceptional results while introducing the least chemistry into your environment.

Since moving to Cairns and Far North Queensland, we have been reminded every day of just how special this part of the world is. The rainforest, the reef, the waterways and the unique wildlife that surrounds us are all things worth protecting. Yesterday's project was all about using the right solution for the surface.

This beautiful sealed stone around the pool wasn't suitable for pressure cleaning, so we reached for our old trusty Stomp.

Stomp gets to work within minutes, dissolving the black algae coating and killing algae, moss, lichen and biofilm. During application you'll notice a rusty-brown colour appear—this is the black algae coating dissolving as Stomp breaks it down. Once dry, the dead organic growth gradually disintegrates and is naturally weathered away by the wind and rain, leaving the surface cleaner without the need for high pressure.

Sometimes the best clean is the one you don't blast.

The final roof of a project we've been working on over the past week is now complete.
