Six months old. Contractor gone. Already falling apart.
A homeowner called me in this week to look at her bathroom, installed just six months ago. She’s not happy with the work, and the contractor is nowhere to be found.

Here’s what I found:

→ Grout already coming loose in a shower that’s barely used
→ The pitch near the drain was done so badly that water puddles instead of draining

Beautiful materials. Handled badly.

After 25 years in this trade, this kind of thing still amazes me. Good tile can’t save a bad installation. The slope, the waterproofing, the prep underneath, that’s what makes a shower last 20 years instead of 6 months.

In Boston, the snow itself isn't what ruins a property. It’s the freeze-thaw cycle that follows. As the snow on your roof melts and hits the freezing eaves, ice dams form—literally prying up your shingles and pushing water straight into your drywall.

If you own property in the city, here is your "Surgical" Post-Blizzard Checklist:

1. Clear the Exhaust Vents: Before you shovel the driveway, check your furnace, water heater, and dryer vents. Snow drifts can block them, forcing dangerous carbon monoxide back into the house.

2. Watch the Waterline: Look for thick icicles forming behind your gutters or running down your exterior siding. That is a massive red flag that your envelope is being breached.

3. Don't Hack the Ice: Taking a hammer or an ax to an ice dam will destroy your roof faster than the ice will. Use calcium chloride melt (never rock salt) or call a professional with a steam system.

4. Check the Flat Roofs: If you have a Southie roof deck or a flat rubber roof, ensure the scuppers and internal drains are clear of ice so the melting snow has a place to go.

A high-performance home is built to withstand exactly this kind of New England weather. But if your property took a hit this weekend, don’t wait for the spring thaw to find out what water is doing behind your walls.
