Daniel Payne is a “new urban city center” to be located in Birmingham, Alabama just 3 miles from downtown and designed to exhilarate and capture America’s new demographic profile. The Town Center will be situated on over 1600 acres located off Daniel Payne Drive (41st Avenue) and the intersections of Coalburg Road and Cherry Avenue bordering I-65 and I-22.

3. Birmingham needs a Planned Community Town Center comparable to those in neighboring counties; However, Daniel Payne will reflect the development concept of Disney’s Celebration community.
4. Daniel Payne will embody the Disney Celebration “live/work” concept complementing and supporting several thousand residential units with full service retail, office and industrial development. It includes a health care facility, a family life center, a first class hotel and conference center, restaurants, entertainment venues and a complete active living environment. Public facilities will include aquarium, planetarium, museums, and indoor water park.
5. The Town Center is conceptually planned and will be strategically phased to be economically self-sufficient. It will host a premier office park, a light industrial center, and an anchored by destination style boutiques and designer retailers. The mixed-use core of office, retail, entertainment, restaurant and industrial space will encompass approximately 3.3 million square feet.
6. Initial planning research projects the Town Center will create a one to one, job to residential unit ratio. Daniel Payne is projected to create approximately 6200 new jobs. The employment and retail center will be designed to attract first-rate office, light industrial, hotel, retail and institutional employers. In addition, The Town Center’s appealing lifestyle and quality of recreational activities will enhance an employer’s ability to recruit and retain top rate employees.

The development plans include a wide selection of new homes including single-family homes on a variety of lot sizes; luxury town homes, high-end condominiums and loft-style homes and a range of active adult and senior living options. The new urbanism vision will provide significant residential development in the mixed-use core.
8. Daniel Payne’s pedestrian-friendly environment will encourage foot traffic and minimize automobile traffic. A network of trails and lakes that connect to the public and private schools, the library, retail shops and recreational amenities will link open space areas.
9. Daniel Payne’s team will employ design controls to encourage an ecologically balanced environment. It is the team’s view that preserving woodlands and natural vegetation to the greatest extent possible and establishing natural drainage systems will actually minimize the cost of development.
