According to this week's Bisnow article, "Bullish self #storage #investors are flocking to the sector as growth in #ecommerce drives demand from #Americans who are #renting #space to #house their stuff. That demand has spurred a self-storage #construction boom, Bloomberg reports. Self-storage #facilities are inexpensive to #build and maintain, which helps #landlords achieve strong margins."

E-commerce is driving self-storage demand, and investors are taking note.

"R.O.E. applies to every type of #property—be it #multifamily #developments, #homes, #community #spaces, #facilities, #restaurants, #clubs or #hotels. #Realestate #developers and #builders must be focused on using #interior #architecture and design to increase R.O.E. because well-designed spaces are used more frequently, for longer periods of time and enhance the experiences of those who use them."

"This story is being repeated all around the country as new types of vibrant #suburbs, either revived or created from scratch, are springing up outside of expensive #downtown cores to meet the needs of young #families who aren't so much choosing #suburban life as insisting that the suburbs change to accommodate the priories they've brought with them from the #city."

Over the last two years as our clients responded to shifts in residents' lives stemming primarily from the pandemic, team TJ has witnessed the evolution of the work-from-home lifestyle and taken note of the top strategies our clients are employing to make WFH work better at multifamily properties. We recently shared these insights with UNITS magazine writer Barbara Ballinger, resulting in a story featuring Taylor Johnson clients BKV Group, Downtown Apartment Company, Draper and Kramer, Incorporated, Fifield Companies, The Habitat Company, Mary Cook Associates, MorganteWilson Architects Ltd. and RMK Management. The piece takes a deep dive into WFH trends and solutions for multifamily communities, such as staying flexible with design and purpose of amenity spaces; enhancing outdoor areas; providing reservable rooms in a variety of sizes; reimagining furniture and seating arrangements; and creating spaces for before, during and after the workday. Since founding her commercial interior design firm Mary Cook Associates (MCA) in 1986, Taylor Johnson client Mary Cook has spent the last 35 years creating innovative interiors for many of the country’s top builders, developers and other CRE owners and operators. So, when Chicago Business Journal issued a call for nominations for its 2021 “Women of Influence” feature, we knew she would be a natural fit for the distinction and crafted a submission. It’s no surprise Cook was selected as an honoree, given her three-plus decades as an innovator and leader in her field, her work on high-profile projects such as the Tribune Tower Residences, and her pioneering use of psychographics to inform design decisions. Read her profile in Chicago Business Journal for more about her experiences and achievements in the industry. Most recently, Cook showcased her industry leadership with a series of MCA white papers that dive into design considerations for builders and developers today. The latest paper, titled “Living It Up,” identifies the “Five Ps” – Packages, Pets, Plug-ins, Play and Personal space/Privacy – that are significantly impacting design projects. As one of the fastest-growing segments of the rental market, baby boomers are influencing everything from the design to the location of new apartment communities. Because these so-called renters by choice prefer walkable, amenity-rich neighborhoods where land is scarce, some existing properties – many of which offer the larger floor plans baby boomers seek – are being retrofitted to provide the desired level of finishes and amenities. When Multifamily Executive was seeking sources to discuss strategies for catering to this demographic – from how older buildings can get a new lease on life as apartments to what appeals to boomers overall – we connected the outlet with Taylor Johnson clients BKV Group and Mary Cook Associates. Read more in TJ TALK: https://conta.cc/3kI1Cz8 For more insights on the housing preferences of different generations, download Mary Cook Associates’ recent white paper, “Psyched About Psychographics.”
In support of our client, River Forest Country Club’s, commitment to health and wellness, and their desire to provide elevated amenities, including expanded outdoor spaces, we are providing design services for two new buildings, and related site redevelopment, including a new feature outdoor dining area that overlooks the golf course and is nestled beneath an existing 100-year-old oak tree; three new tennis courts; and four new paddle courts. The new cabana building, sited to support the existing pool, features a bar, dining area, fireside lounge, two golf simulators, new locker room facilities, and a pool office, as well as a covered porch overlooking the new paddle courts. The project allows the pool deck area to be expanded by 35%. Taking a nod from the form of River Forest’s existing Tudor-style clubhouse and updating the finish palette, the new buildings provide a youthful and modern appearance to attract new members. As Taylor Johnson client Mary Cook Associates (MCA) rolls out its white paper series based on the commercial interior design firm’s proven seven fundamentals of interior design methodology, team TJ is conducting targeted media outreach around each paper. For the latest one entitled “Psyched About Psychographics,” we secured an interview with MCA founder and president Mary Cook on the Multi-Housing News “Mission Success: Women in Multifamily” podcast to discuss the importance of psychographics in uncovering each generation’s evolving housing preferences and designing accordingly. Meanwhile, the first white paper in MCA’s series – “There’s No Place Like Home, Or Is There?,” which discusses today’s changing home landscape – continues to reach industry decision makers. Most recently, we coordinated the inclusion of an excerpt from the white paper in Preparing for Re-Entry, an e-handbook from the publishers of Buildings magazine that shares strategies for working, living and learning in the post-pandemic world. Open TJ TALK to listen to the podcast: https://conta.cc/2WYUeXa
One reason many members of the media appreciate working with Taylor Johnson Public Relations is that our diverse roster of clients means we can provide a variety of expert perspectives on nearly any real estate topic. Case in point: for this recent Mansion Global story on biophilic design, we connected the reporter with TJ clients to offer insights from the standpoint of residential architecture (MorganteWilson Architects Ltd.), commercial interior design (Mary Cook Associates) and multifamily development (Lendlease). Read the full article for a well-rounded report on how biophilic design connects people with nature, blurs the boundaries between indoors and out, and enhances psychological as well as physical well-being. Homeowners looking to turn their residence into the ultimate retreat are putting bathroom updates high on their list, as the desire for a relaxing, spa-like bath experience at home intensified during the pandemic. When real estate writer Barbara Ballinger was looking for sources to discuss the growing popularity of luxurious spa baths inspired by fine hotels and resorts, interior design and housing experts from Taylor Johnson clients Mary Cook Associates, Baird & Warner, Lexington Homes and Parkline Chicago were happy to elaborate on the trend. Insights shared include how homeowners are investing more money in bells and whistles such as increased storage space, larger showers with multiple faucet sprays, and expansive windows for more natural light. Read more about today's top spa bath features in TJ TALK: https://conta.cc/3yl2fDk
